Coutts de Lisle sets up a new Investment Department.

Why are we setting up an investment department?

A number of our Landlords had sold their buy to let properties in 2008 at the height of the market. They therefore have access to substantial cash funds. They have commissioned us to find them properties below market prices and with yields above 6%.

What are we selling?

Our investment department will first identify your investment criteria: how much below market price, what rental yield is right, which areas match your portfolio, is capital growth more important or rental yields and so on.

Then we will source, find and acquire the desirable property for you in the market place. We act for you and will be paid by you for this service.

How is the CDL investment department different from other estate agents?

We will not be an estate agent, but an acquisition agent. We will act for the buyer, not the vendor. An estate agent job is to achieve the highest price possible for the vendor.

Our job will be to achieve the lowest price possible for the buyer. Our Director has been involved for more than 25 years in the residential investment market and has developed a large network of sources for property acquisition.

What fee will we charge?

2.5% of the purchase price plus VAT, as well as sole agency for letting and management. We will make sure that the rental yields you are looking for is achieved after taking into account our acquisition and letting fees.

What other services will the investment department provide?

We will also offer a Refurbishment & Decorating package, Mortgage Advice and a free Annual Investment Assessment.
